Starting from 1/1/2025, there will be a freeze on the issuance of new licenses for short-term rentals, meaning that interested parties will not be able to issue an AMA (Property Registration Number) in specific areas of Athens, particularly in the first, second, and third municipal districts.
Specifically, the areas subject to the freeze are:
- First municipal district: Koukaki, Plaka, Kolonaki, Syntagma, Omonoia, Monastiraki, Exarchia, Ilisia, Neapoli.
- Second municipal district: Neos Kosmos, Agios Artemios, Pagkrati.
- Third municipal district: Votanikos, Metaxourgeio, Gazi, Petralona, Rouf.
Existing accommodations with a short-term rental license are not affected by the new measures and can continue to operate in 2025.
Also, from April to October, the fee increases from €1.5 per night to €8, which is potentially passed on as an additional charge to the visitor, unless the owner absorbs the charge.
For the period from November to March, the charge is quadrupled from €0.5 per night to €2.
Furthermore, the three-year exemption from rental tax, which will be implemented from New Year’s Day 2025, will also apply to property owners who have made their properties available for short-term rental for the previous 3 years and now decide to switch to long-term rental. A prerequisite is that the properties are rented as a primary residence for 3 years and the lease is signed before the new year.
After one year, this measure will be re-evaluated to determine whether it should be extended or even expanded to other areas.
