Furnished Tourist Accommodation (ΕΕΔΔ) and the key rating system

Furnished Tourist Apartments (ΕΕΔΔ) are a new form of short-term rental. They are classified into 5 categories (keys), with points awarded based on criteria outlined in Government Gazette (ΦΕΚ) in Issue 3119, with 5 being the highest and 1 the lowest.

Any room/apartment wishing to operate as an ΕΕΔΔ must meet some basic requirements, which correspond to the 1 key rating. These are as follows:

The minimum area for any room/apartment is 10 sq.m., a size that corresponds to a single room, including the bathroom. Depending on the type of room (single, double, studio, etc.), the minimum area varies, as detailed in the relevant legislation.

The building where the accommodation operates must be used exclusively as ΕΕΔΔ. By exception, other ΕΕΔΔ businesses, beauty shops, or commercial shops may operate in the same building, provided their operational autonomy and separate entrance/exit are ensured. In addition, one accommodation unit is allowed within the building where the owner or the person benefiting commercially from the ΕΕΔΔ resides.

There is no requirement for an elevator or a specific staircase size within the building.

The maximum size of the building allowed for ΕΕΔΔ operation is up to 30 rooms, including living rooms containing beds to be rented.

Establishment of ΕΕΔΔ in vertical properties is permitted, provided it is not prohibited by the constitutive act or the co-owners’ regulation.
